Modern office building next to Santana Row in San Jose is finished and ready to move into

SAN JOSE – A new office building with an elegant and dramatic look that has sprung up next to Santana Row in San Jose will be officially ready for tenants once the exterior and top are completed, the developer said Thursday.

One Santana West, located near the corner of South Winchester Boulevard and Olsen Drive across from Santana Row, is the first premium office building – Class A in industry jargon – due for completion in 2021.

“This latest and greatest addition to our live work-play community in Santana Row is ready to go,” said Jan Sweetnam, president of Federal Realty Western Region, which owns both Santana Row and the Santana West office complex in where the new building is located.

Newmark, a commercial real estate company, has started looking for tenants for the 375,000 square feet building.

Federal Realty plans the new eight-story building as a place where companies can safely and productively get their employees back to the office workplace.

“Our team never missed a second in providing this building for innovation companies ready to get back to work,” said Seth Bland, senior vice president, Federal Realty.

The floors in the building were designed so that they are wide open so that employees can come together closely or stand out from one another, depending on the circumstances and preferences.

Each floor can be configured to provide 54,000 square feet of continuous space, the kind of freedom of movement businesses value in modern office buildings.

“Our new Santana West building is a unique opportunity for a company to control its surroundings in a state-of-the-art facility,” said Sweetnam.

Perhaps the building’s biggest selling point is the building’s proximity to Santana Row, an iconic mixed-use destination with shops, restaurants, entertainment, hotel rooms, residences, and multiple open spaces.

The building’s offer comes at a time when Santana Row has had a hot streak lately.

In April, NetApp closed a deal to sell and leave its main complex in Sunnyvale and move its headquarters to a large office building on Santana Row with a total area of ​​301,000 square feet.

At the time of the lease, NetApp’s top boss was touting the 700 rented Santana Row offices as the kind of environment the company was looking for, especially given the convenience of the mixed-use hub the building is in.

“Our constructive approach to the future of work and our new global headquarters will enable us to create a nuanced work experience that enables our employees to do their best team-based work in a more connected environment,” said George Kurian, Chief Executive NetApp officer.

The cloud-based data services and data management company is evolving into a flexible hybrid working mode, Kurian added. The coronavirus outbreak has stepped up the transformation of NetApp to thrive in the COVID era, the company said.

“NetApp could not have chosen a more dynamic environment for its creative employees than Santana Row,” said the mayor of San Jose, Sam Liccardo, at the time of the deal in an interview with this news agency.

Santana Row includes 50 stores, 30 restaurants, nine personal service companies, 615 rental apartments, 219 condominiums, the boutique Valencia hotel with 215 rooms, and on-site office buildings totaling more than 700,000 square feet.

As part of the NetApp lease, Santana Row was able to keep the technology company Splunk at 500 Santana Row in a building with a total area of ​​235,000 square meters.

The deals between NetApp and Splunk mean the Newmark brokers marketing the brand new One Santana West offices can point out that two major tech companies have rented large office space on Santana Row.

One Santana West offers a range of building features – including a few elements designed to create a healthier and safer environment for the COVID era:

– Above-average clean air systems with efficient HVAC and medical filters

– non-contact automated elevators and doors

– seven high-speed elevators and three “two-lane” stairwells

– Outside terraces on floors 2, 7 and 8

– More than one acre of outdoor space with amenities.

“One Santana West is the ideal option for companies looking to ‘restart’ and get back to work with a flexible, contemporary design that accommodates the new formats of a healthy, highly efficient workspace,” said Sweetnam.
