Long-time San Jose developer KT Urban is working on plans for another major project in the city’s changing downtown.

The Cupertino-based company this week filed a site development permit for Woz Way Offices, a 1.8M SF office project in downtown San Jose.
Two 20-storey towers with mostly office space are planned, as well as 30,000 SF outdoor terraces, 6,000 SF retail and eight parking levels for 1,215 parking spaces. KT Urban hopes to break new ground next year.
The C2K Architecture-designed project, located near the McEnery Convention Center in San Jose and just a short drive from Diridon Station, could meet the needs of one or more technology tenants, according to Shawn Milligan, partner of KT Urban.
“It is rare to find a 3 acre project in an area like downtown San Jose,” Milligan told Bisnow. “Our discussions with market participants suggest that technology companies in particular are looking for locations where they can expand their business.”
At 280 Woz Way, the project is south of some of the other projects designed to change the San Jose skyline. Jay Paul Co. is under construction on San Jose’s tallest office building at 200 Park Ave. and is planning a 3.6 million SF office complex across the street at CityView Plaza.
Adobe also has a major project in the 18 story expansion of its existing downtown San Jose headquarters by SF 700,000.
According to Milligan, KT Urban, which often authorizes projects before partnering with or selling to institutional builders, is likely to do one of two projects with Woz Way Offices. The company hopes it will be ready when companies work a little safer and demand picks up again, he said.
“We may be over-optimistic, but we believe this will come back to market,” said Milligan. “We want to be ready to shovel when things return to normal whenever they do.”
